The term "Casual" is used where the owner requires only that a tenant be found, and no ongoing management of the property is required.
When dealing with casuals, you still need to set them up as an Owner and Property especially if you want to upload the property to the web for advertising.
When a tenant is found it is common practice to receipt the money into the Trust Account as normal and then pay to the Owner.
Follow the normal instructions in setting up an Owner and Property (as per the Owner and Property help files) but make the following changes.
Payment Type: You can choose to put them on hold, so they are paid out in your time and won't accidentally get paid out in an Owner batch payout.
Management Type: Click on the drop-down arrow and select Casual. A pop-up box will appear and ask if you "Would like to set 'Commission/ Fees' to "0" to reflect the 'Casual' Status. Click Yes.
Select a suburb and fill in the rent details and complete the details in the Publish screen if you wish to advertise.
When entering a casual tenant, you need to set a vacate date so that the tenant record is complete. (This just keeps things tidy and stops arrears from showing)
Follow the normal procedure for entering a tenant (Follow the new client procedure) but note the following:
Date Started: This is the date that the actual tenancy starts
Date Ended: You need to enter the vacate date so that you can archive the tenant straight away. If the tenant has paid one week's rent in advance, then set the vacate date to reflect that.
When you do the Tenancy Agreement and Bond Lodgement Form make sure the Landlord name is the name of the Owner and not your company.
